Shetland Local Development Plan
The preparation of the new Shetland Local Development Plan will assist with the delivery of sustainable economic growth and the preservation of the natural and built environment of Shetland including its rich cultural and landscape heritage and ways of life, whilst making sure we can continue to provide 21st century communications and infrastructure to communities that are growing and changing.
Call for Proposed Development Sites
Consultation has now closed for members of the public to submit proposed sites. The submitted sites are now being assessed.
What are development allocation proposals?
Scottish Planning Policy requires the Council to identify sufficient land to support the provision of a range of housing in the right places. The Council is also required to ensure there is a choice of suitable marketable sire and locations for businesses.
By asking landowners, developers and the public to tell us where land is both available and can be used for development within the next 5 years, 10 years, or 20 years, this will ensure the land we identify in the Plan is deliverable in a reasonable timescale and that proposals are viable.
Allocations Frequently Asked Questions:
Allocation site WILL

Replace the housing zones policy after 2013.

Give you an opportunity to have your proposed development site considered within the local plan without having to pay a planning application fee at this stage.

Give you a significant certainty as to whether in principle a scheme is likely to gain planning permission under the new plan.
Allocations will NOT
-
Allocate land against the owners' will.

Mean the council will buy your land or is interested in doing so.

Allocate land under this system for open space or agriculture.

Be made when there is no reasonable chance that development could occur.
Please note:
Putting a site forward does not guarantee the Council will allocate it, or support its development in the future. All sites will be judged against relevant planning policies and other considerations such as sustainability criteria, access to transport links and infrastructure, etc. They will also be subject to community consultation. The planning merits and sustainability of one site will be weighed against those of others.
